Whether the first to value your property, or the last, the opinion we offer will represent the best price we believe we can obtain for your property, along with a recommendation as to what the asking price should be. We compare sold price data before we arrive, run a market comparables report for you and view recent and past sales activity for property similar to yours. You will find us enthusiastic and experienced.
Our valuations for market appraisal purposes are based upon considerable local experience and in-depth knowledge of the residential market. When valuing your property, we would prefer to take full details, and measurements, so that we can accurately compare against other properties which have recently been sold or are currently on the market. We can also advise on any improvements which we feel may enhance the presentation and therefore the ‘sale ability’ of your property.
Once instructed we will arrange for digital colour photographs to be taken, and prepare an interactive floor plan if appropriate, to present your home to its best advantage. A draft brochure will be sent to you for approval. We do not recommend virtual tours, as these can limit the number of viewings, but we do like to use interactive floorplans with hotspots.
We advertise extensively in local newspapers, week in, week out, rotating properties in a sequence to generate regular enquiries. We currently use the Enfield Advertiser and The Enfield Independent along with other publications from time to time.
INTERNET and WEBSITE MARKETING
In addition to our own website, your property will be uploaded to several other major websites and property portals including Rightmove, Thinkproperty, Vebra, The National Association of Estate Agents and others from time to time. These sites are updated by our software on a daily basis.
If you own a property on The Minchenden Estate, The Meadway Estate, The Lakes Estate, or on The Highlands Village, you can benefit further as we have the relevant .co.uk domain names to drive enquiries to our website.
As soon as we have the necessary details in place we text message and email all applicants registered as looking for a property similar to yours. We then follow this up with telephone calls and property mailings, all during the first week.
ACCOMPANIED VIEWINGS IF REQUIRED
We are always willing to accompany our applicants when required and encourage vendors to provide keys so that we can show the property when you are not available.
We will follow up all viewings and provide you with feedback from those who have viewed your property, on a regular basis. We use our software to record viewings and applicant feedback, together with details of offers received, schedules of advertising, sales particulars mailed out, and of emails and text messages sent.
