LEASE EXTENSION and COLLECTIVE ENFRANCHISEMENT

Being familiar with the Leasehold Reform, Housing and Urban Development Act 1993 (as amended) we are able to assist and represent either leaseholders or freeholders by offering valuation advice as to a reasonable premium, usually for a statutory 90 year addition to the existing lease term and nil future ground rent.

We can offer advice with regard to the collective enfranchisement (freehold purchase) process again for leaseholders and freeholders.

The legislation is lengthy and complex.

THE PARTY WALL etc ACT 1996

We offer advice in respect of the operation of the Act and can act for the Building Owner, the party carrying out the works, or the Adjoining Owner, the party whose property may be affected by the works. Alternatively, if the circumstances allow, we can operate as an Agreed Surveyor and represent both parties.

The Act is short but complex and covers issues relating to works to party walls, certain types of excavation, building on boundary lines and other circumstances.

HOMEBUYER SURVEYS AND VALUATIONS, BUILDING SURVEYS

We carry out inspections under the RICS Homebuyer scheme and Full Building Surveys for most types of residential property producing detailed reports in accordance with the terms of engagement.

SUBSIDENCE DAMAGE INVESTIGATIONS

We are able to consider issues in relation to property movement in order to try and identity the cause/s producing reports to guide property owners, perhaps advising that insurance companies are approached and claims are made.

SINGLE ISSUE REPORTS

We can consider single defect issues for buyers or sellers of property such as rising dampness, penetrating dampness, condensation, roofing defects, woodworm, dry rot etc.
